Our Risk Assessment and Compliance Services
Safe Track Risk Management helps property owners, managing agents, developers and organisations understand building risks, meet their responsibilities and take practical action.
We provide fire and building safety advice, risk assessments, Gateway 2 support and ongoing compliance reviews. Safe Track Building Intelligence helps clients capture and use building information more effectively, while our developing Custodia RMS platform is designed to help them manage it over time.
Building Safety Case Reports
We prepare and review Building Safety Case Reports for higher-risk buildings, helping Principal Accountable Persons explain how building safety risks are identified, managed and monitored.
We review the information available about the building, its fire and structural safety risks, the measures in place and the arrangements for checking that those measures remain effective. Where evidence is missing or uncertain, we identify the gap and the action needed to address it.
We also support clients with:
- Resident Engagement Arrangements
- Mandatory Occurrence Reporting policies and active reporting
- Evidence and Golden Thread reviews
- Ongoing Safety Case monitoring
- PAP and AP Support Services
- Staff training on the BSA
Gateway 2 Support
We provide fire safety input for project teams preparing Building Safety Regulator building control applications for work on new or existing higher-risk buildings.
Our support can include reviewing the design and fire strategy, identifying gaps or inconsistencies in the supporting evidence, advising on fire safety interfaces and helping the team respond to technical queries during the application.
We agree our role for each project alongside the appointed designers and other specialists. The Building Safety Regulator determines the application and grants building control approval.
Custodia RMS
Custodia RMS is our developing platform for building compliance management. It is designed to bring documents, assessments and actions together so property teams can see what needs attention and maintain a clearer record of progress.
Custodia is being shaped by our consultancy work and the day-to-day challenges clients face when managing information across buildings and portfolios.

Fire Safety Services
We provide fire safety advice for existing buildings, alterations and proposed developments. Our work considers both the physical measures in a building and the arrangements used to manage them.
Our services include fire risk assessments, fire strategies, fire door inspections, evacuation planning, fire drills, fire safety management reviews and advice on remedial works.
We explain the findings clearly, identify matters requiring further investigation and help clients decide what needs to happen next.
Risk Assessments
We carry out assessments that identify significant risks, explain what the findings mean and set out practical actions.
Our work includes fire risk assessments, health and safety assessments and legionella risk assessments for residential, commercial and other premises. Where asbestos or another specialist survey is needed, we can help scope and coordinate the work with appropriately qualified specialists.
We can also review existing assessments and help you prioritise and follow up the actions they identify
Competent Support Services
Some clients need ongoing help beyond a single assessment. We provide practical support to help teams interpret findings, review evidence, prioritise actions and keep their compliance arrangements under review.
This can include regular building or portfolio reviews, health and safety policies and procedures, advice on complex queries, support with enquiries and help when a building or its management arrangements change.
We agree the scope and frequency of support around your buildings and the responsibilities your team holds.
Safe Track Building Intelligence
Safe Track Building Intelligence helps clients turn building information into evidence they can understand, share and use to make decisions.
We combine consultancy-led review with structured data capture, visual records and clear reporting. Depending on the purpose, this may include photographs, drone surveys, measured or 3D capture, records of defects and completed works, or visual information for residents and contractors. Specialist survey and capture work is delivered with our partners where appropriate.
The method follows the need: what must be inspected, evidenced, explained or tracked?
Training
We provide focused training to help your team understand its responsibilities and put safety arrangements into practice.
Topics can include fire warden duties, general health and safety awareness and training tailored to the risks, procedures and activities at your premises. We can also arrange specialist training through our network where required.
